Private Lending

PRIVATE LENDING

We offer private 1st or 2nd private mortgages for commercial or residential needs. Loan amounts from 50% – 80% loan-to-value, with terms from 6 to 24 months.

LAND FINANCING

LAND FINANCING

We lend to borrowers to finance residential and commercial development project at sites that is undergoing rezoning or specific site approval process.

Mezzanine Financing

MEZZANINE FINANCING

We provide mezzanine financing at competitive terms and rates that are not available from traditional lenders. Loans up to 80% loan-to-value or 85% loan-to-cost, with terms up to 36 months.

Construction Financing

CONSTRUCTION FINANCING

For residential- or commercial-zoned site-plan-approved land, pre-sale or leasing requirements are flexible, based on credit parameters. Loan amounts from 60% – 85% loan-to-cost, with term extensions from 1 – 3 years.

Mortgage Administration

MORTGAGE ADMINISTRATION

We can administer your funds individually through Core Mortgage Admin Corp., or with other investors through our Diversified Mortgage LP Fund.  We can meet your financing needs upon satisfying underwriting requirements.

We provide 1st or 2nd mortgage financing for after-market residential or commercial investment properties. We offer competitive rates and flexible terms.

All our development or asset management LP offerings are underwritten by Core Realty Partners Inc. And once it passes through underwriting, we will suggest the most appropriate legal structure. We make equity offerings available through an exempt market dealer of choice for each specific deal.

The second pillar is the market of the property. We require market and feasibility studies taking into consideration demographics, economic indicators as well as comparable transactions. Planning reports as well as appraisals from reputable firms are also required.

The third pillar is the quality of the property or asset. We evaluate the physical condition and compare it to the real estate company’s information. If the deal has passed the first two pillars, we continue to review its potential income and cost, tenants and rates (if applicable).

The final pillar: we spend time and resources negotiating the optimum legal structure to put our investors first, reviewing key items. We also take into consideration the creation of operating agreements, fees and expenses, as well as the asset management team.
